@Jake Wolfer/All

Here are a few subs I recommend:

Electrician: Cullen Electric, 513-227-4112

Carpet Installer: Mark Davis Flooring, 513-520-8723

HVAC: Applegate Heating and Cooling, 513-739-1779

Handyman: Gene, (513) 368-0973

I haven’t found a plumber I really like yet.

Hope this helps. If you have others you recommend please let me know.

Brian

@Dave Spooner have you looked at Madisonville? It has appreciated a lot over the past few years and still has some properties that you can buy fairly cheap and get a good ROI.

@Chris Oligee I used Peak Asset Lending, they were pretty easy to deal with and closed in a couple weeks.

@Devin Elfers welcome to the Cincinnati investing family. It’s definitely a growing market and can be very forgiving but you still need to do your research. What areas are you looking in? Do you have your team built up? I can pass on a few recommendations if you need some great additions to your team.

Feel free to reach out, I’d be glad to pass on any lessons learned.

@Ankur Bagchi congratulations on getting started in Cincinnati! I’ve invested in a couple properties there and have had both really great and really terrible experiences that I’d love to share with you if you’re interested. I’ve got a list of some subs if you need any, I’ve also got a few I’ll steer you away from. Cincinnati is a growing market but it’s important to buy in the right area. Let me know if you want to chat.

Best of luck!

@Dan Bryskin thanks for the information and your time. I’ll try a few more lawyers this week. Do you know if I can be held responsible for additional costs above the agreed upon contract? The contractor is saying he spent an additional $20k+ and that’s why he’s filing the lien. Our contract states I’m supposed to approve overages/ change orders in writing but I’ve not signed anything other than our original contract. Thanks

Hello BP community! I’m reaching out to you all for some help/ advice on what I should do next.

Here’s the situation, I hired a contractor for a fix and flip project in Cincinnati, OH. It was a full renovation (new wiring, HVAC, insulation, drywall, plumbing, flooring, finishes, etc.). The contractor’s and I signed a contract for $80k with an eight week timeline. Obviously since I’m writing you he didn’t finish on time and went over budget. We verbally agreed that I would pay him $90k due to a change I made in the design and because I was unable to do some of the work I agreed to assist with to save on cost. We never signed any paperwork other than the initial contract. I made all installment payments to the contractor $67k in cash and the rest I purchased in materials for the project. The contractors still to this date has not finished the project and it is 36 weeks later. He continued to do work until late February when he “ran out of money” and I refused to give him any more. He has now file a mechanics lien on the property for an additional $20k+.

On a separate note, there is a separate mechanics lien on the property for the initial HVAC and electrical work that I paid him for and he never paid the sub-contractors. Needless to say I’m beside myself angry and looking to you all for what I should do next. I’m about 85% through this flip and have been doing most of the work myself but I live out of state so this is taking some time.

I’ve talked to a few different attorneys and no one will give me a straight answer if I have a case to fight these liens. Any advice or insight would be greatly appreciated.

Any questions let me know. Thanks

Brian
