Starting out by buying in Cincinnati - looking for local investor

Hey guys, I'm planning to buy my first property in Cincinnati, Ohio. It has great RTV and I'm looking for a starter cash flow property around $100k. I've shortlisted some options and talking to realtors, but would love to connect with local investors in the area. I'm also looking for some good property management, since I've read that can be the downfall of any rental.

 Dayton has amazing cash flow! It is also way rougher (in general) than Columbus, Ohio. You get better cash flow but have lower expected appreciation.
