Where did you find a mentor? At an REI meeting? I would LOVE to find a mentor. I have so much to learn and would be a great student you know?

I am such a newb. I understand that I need to purchase a property and to flip it is to buy at a certain price, rehab it, and then sell it at a higher price to make a profit. Wholesaling seems like a good idea, but being a middle man, I don't know anyone, no investors, no buyers, sellers, etc.

If you flip a house, don't you have to pay major taxes on your profits? Should I hire an attorney? I really want to get into this stuff but I feel so overwhelmed, I almost feel like I need someone to hold my hand through my first one.

I have no money at the time to even put down on a property. But then, if I buy a property, and there are no renters for a couple months, I end up eating a couple month's of the mortgage/rent that a renter would normally pay. How do you guys do it???

I'm not gonna cry about it I promise, but man it's frustratingly overwhelming lol

How much should I save for a downpayment for a property? I want to buy, let it appreciate while renting it out, then sell later I think, at first. But I have no money to start investing. So how much should I save up for my very first property deal?

Thank you for your reply. I have been reading the "your first deal" and man it has given me some major motivation and hope. I was wondering if I could ever get a property with no downpayment? After all, isn't investing about INVESTING money into something?

I'm confused because in the Real Estate Investing for Dummies (its a pretty good book) they say DON'T do no money down's ever. But I don't have any to put down now but maybe I could find something and rent it out? I don't know I'm just thinking out loud.

Hello everyone,

I'm Brian Stone from VA and I am just starting out in Real Estate Investing. As in, all I really have to offer is to be a student to those around me and learn as much as I can from books. I don't have anything to invest yet, but I want to learn what I can so I can be educated when I'm ready.

I want to get into Flipping, Wholesaling, and being a Landlord. I want to do single family properties, but maybe move into multi-family units one day.

I was referred here by a book "10 Commandments for Real Estate Investors" by Frank Gallinelli.

I was impressed by Ely Preston's books, but it seemed very hyped, so I am continuing to read what I can about investing in all areas real estate and even the market. I would like to be wealthy and educated. In Ely's books, you can something where you find a house for sale, not pay for it, but hold it up in contract, find an investor, and then as a middle man, do the sale between the seller and investor. Seems to have worked for him, but not sure how realistic that is for me.

I am married, have a son, and my wife is pregnant with our daughter who is due in May!

Anyway, hope to network with some of you here, everyone seems very nice and helpful.
