Jim Ingersoll is local to me, he is in Richmond, VA and is about to roll out a nationwide coaching program. I haven't gotten all of the information on how much it costs or how accessible he will be yet, but he is an author and is actually on this site and posts every now and then. He seems like a great guy and would love to know any opinions or feedback in working with him that anyone on BP has experience with?

I'm sure everyone has heard of Lifestyles Unlimited! They charge $500 a year for the first year. That's pretty inexpensive, and it is unlimited mentoring questions and answers and they are available 9-5 CST M-F for coaching.

I am starting out as a wholesaler and need a mentor to hold my hand. Does anyone have any experience or opinions with either of these two mentorships? It has come down to choosing between LU and Jim Ingersoll.

Please let me know what you guys think. Mr. Ingersoll, please feel free to chime in, because I would love to know more about your program.

I guess you're right, I need to get some deals under my belt first. However, here is a template for what I was going to send, but maybe I shouldn't now until I have some deals behind me. I am trying to build a buyers list. I have an REIA meeting on Thursday so maybe I will meet some there. My marketing budget is limited so I am trying to get creative.

Here is the template that I created:

My name is Brian Stone and I own Stone Property Group, LLC. I am looking to network with real estate professionals such as yourself to build a relationship that will enable me to help you sell houses to real estate investors. I am just starting out in the business as a
wholesaler (for now), but I am an honest, ambitious, and driven individual seeking to help you find what you need and succeed in the real estate business.

I hope you don't mind me contacting you to see if you and I can do business together. I am looking to assist you in any way that I can, but also build my business so I can help your buyers and investors find what they are looking for.

Please let me know if we can network and possibly help each other with our needs. I will be very willing to get you what you need for your buyers that you are representing and hope that you would be able to also find the same buyers for properties that I am finding every day.

So, on a couple of lifestyles unlimited podcasts, I have heard that as a wholesaler, I should network with a bunch (hundreds to sift through to find some good ones) of agents to create a team that is helping me find buyers and even sellers sometimes.

How do you guys think I should do this, and do you think I should do this?

Which site do you guys use to create your yellow letters? I am going to get a list together and start sending them out. How many do you guys send out at a time? Do you personalize each one with their names?

I wanted to find a site that has the handwritten font and try to personalize each one, but don't think personalization is that necessary....or is it?

So where do I go to get these created?

Ok I'm sorry but I still need help.

So I went to listsource, which is a very comprehensive site, and went to the Absentee Owners section and got a list for my area code, did 100 hits and it only costs about $14. Cool!

So I guess I would get the list after that of the owners and their addresses, but THEN what? Do I go to yellowletters.com and start sending out yellow letters to them? Do I address each envelope myself? What about cool postcards?

Sorry for the dumb questions, but I really want to get my marketing going!

I hear that I should also get some kind of company letterhead too, to stand out.
