Two calls so far from owners that want what their house is worth. I keep hearing that I should wholesale lease option with them. I don't know any buyers that would do a lease option.

If a seller asks for 95k, and the houses in the area are going for 95k, what do I do?? What can I do for them, and what can I do to make some money off the transaction?

Thank you so much everyone! One question remains...how does the BUYER that I am assigning the lease option to profit if he is renting, and then buying the property? Since it's not a rehab, how are they making their money?

Can someone please explain to me what this is? Or point me in the right direction of some articles I can learn what wholesaling lease options is all about? Apparently I have a potential deal that everyone is saying use the lease option route. But I don't know a thing about it. Please help.

I have found 90% of mine through local REI meetings. The other 10% was through Craigslist or word of mouth/referrals.

Could someone tell me or point me in the right direction on how you come up with the number you offer the seller for the property?

If a property is worth 150,000 after 30,000 in repairs, is that how you find the number? Or do you go by what the seller wants for their house?

Please help. Thank you

When a lead calls, how should I answer the phone?

"Hello this is Brian, how may I help you?"

or

"NAME OF COMPANY, this is Brian, how may I help you?"

Is it better to NOT mention that I am a company? Or is it better to just tell them your company name and name? I keep hearing that when a potential lead hears a company name, it may scare them off.

Please help!
