Post: 1st vacation home rental financing in NC

I found a property under 30k that i want to purchase as a vacation rental property. I have plan and projections for this property. I know it will do great and its a great deal so it wont stay on the market for long. My credit is average and i have a down payment ready. Owner is not willing to owner finance. Are there any quick funding options for such a low amount?

@Karl B. @Jennifer Delmore Thank you! Im a newbie to real estate and was actually looking into doing the visits myself for out of state investors and wanted some information on the competition and how much I should charge. Ill check out those sites!

Are out of state investors paying people in the area to go see a properties when they dont know anyone in the city? (before paying an appraiser) How much would you pay some one to go check out a property for you? Details: take pictures, facetime, check out the neighbor hood, neighbors yards...etc.

Im feeling so overwhelmed/anxious about getting started in REI. My biggest motivation is being able to leave my job and focus on REI full time. My biggest obstacle is not having a lot of savings. My biggest weakness is my anxiousness. Im anxious to do my first deal, ive changed my life style spending wise in order to payoff debts(not a lot) and im able to save more but its still a 2-3 year savings plan on my income in order to afford closing cost and down payments. Im ready to start NOW and really don't want to wait years to move forward.

Is patience the reality of it all or should I head another route?

P.S. Ive looked into wholesaling to start but I don’t think that would be a perfect fit for me with no real sales or marketing experience.

I will definitely keep that in mind, I definitely understand the risk and unexpected expenses. I really felt confident about a couple of them and will look into some hard money lenders thanks !!!

The deals ive found have been over the past 6 months, 3-4  that are guaranteed returns but ive had financial set backs that caused me to loose alot of my saivngs over time but i am now settled back down and able to save back up.

I dont currently own a home and was planning to househack in the next six months but the market is really high in the areas surrounding my jobs for multi families which is what made me start to consider flipping.

Im finding great deals for flips but dont have the funding. Any advise for financing? I have a hard time making it to real estate meetings in my area because of my schedule so I have minimum time to network and find people to fund the investments. I feel like the only other option is financing, but how? I dont have a huge down payment. I could save more over the next could of months but still will only have maybe 5% max on a 100-150k investment. I cant utilize FHA because of the owner occupant requirement. Once i fund my first deal I will have enough for a larger down payment moving forward. Any advise or recommendations for a first time investor.

I am currently working but the company I work for has had a lot of major set backs in the past couple of months. Based on the meeting we had this morning, I doubt if my department will exist much longer. I am looking to house hack in the next 6 months when my lease is up.

Post: Has anyone been financed through HomePath Mortgages?

Im about to apply for a my first home loan and want to take advantage of the HomePath Mortgage low down payment and the fact that I dont have to live at the residence. Has anyone had experience with this lender? They also only finance bank repossessed homes. Would you recommend investing in those homes and financing the repair cost? Or do the bank repossessed homes come with  too much extra baggage?
