Channel for finding good deals

I have been looking for good deals in residential multifamily units in Jersey City area (short sale, fixer uppers etc) which meet my income criteria. I am trying to work with sellers realtor on distressed sale but with the current demand for good deals, I am having a tough time in finding good deals that last. I scan trulia/zillow everyday but I find that most of the good deals go into contract before it hits these sites. Is there any other website/source to get the information little earlier or is there a way to connect with listing agents so I am alerted before a listing makes it to zillow.

Any input is appreciated.
