Post: Spending time as a realtor?

Greetings investors,

I am on the path to get a real estate license and joining the Keller Williams brokerage (since they are investor friendly). However, I want to get started on my investing journey as soon as possible and I want to ask your opinion if I should be a realtor post license. I feel that focusing on being a realtor would give me background and I could do a couple sales to get a feel for it; but since realtor experience isn't as useful and applicable to investing I think it would be a distraction compared to doing anything real estate investing related (knowledge, networking, practice).

 If you have been in my position I would love to hear your story.

I'm not sure if this is unethical but they said they would start mentoring me as soon as I get my license. From what I can tell, the organization is built for "mentors" to make money from their peers.

I honestly don't plan on staying long since my main motivation is to do real estate investing and I'm mainly in it for the real estate license and a bonus is hands on experience with a realtor.

The unethical part is letting them know my intentions because, at that point, they may appear uninterested in teaching me.

What should I do in this scenerio?

Edit: I'll look into this Keller Williams organization and contact them since they are investor friendly. Sorry if the question is irrelevant!

Hello Investors,

I have considered getting a real estate license for the sake of education by understanding the other side of the deal. I understand that with a license you save money on commissions, save the hassle of a "middle man" in a transaction, and you have access to the MLS.

I discovered this agency that would mentor me and I understand real estate agencies are kinda shady in that aspect but I believe this agency is credible. Would it be useful to go through this? It's a commitment. I heard as a REI you don't have to get a license. But what if you were mentored step-by-step from the realtor's perspective could that give you an edge? If it could then how?

Also as a noobie who's learning, a bonus is being able to have credibility and knowledge to meet with a local investor group to build connections, mentorships, and partnerships with my license making me a more valuable partner and proving that i'm serious in this as a young man.

Hello,

I am a newcomer and I want to meet people in my local area and i've been welcome by other BiggerPocket members to come to events in the area. 

However, I can't help but think that I would feel out of place since I am new and don't have much real estate experience to contribute to others.

I don't have much to contribute, therefore I would be leeching off of everyone else and I wouldn't want to be leeching. What have you guys done to get involved in your community when you were a newcomer?

However, I thought about it and I thought it would be weird for a young person like myself to go to a investor meetup. Since I lack experience and I'm just getting the ropes of real estate that would make it hard for me to contribute and network with people. I would feel like I'm just leeching off of others.

Post: Rehab - Designing

Hey Pocket Lovers,

I have always heard of rehabbing a house and taking consideration for costs and such, but I haven't heard of the designing aspect. How could one learn how to design a house for rental/flip/etc? 

I've seen some before/after pictures of average houses looking absolutely beautiful after rehab. I can figure there is some creativity to it or maybe you just have to look at a bunch of houses to get a taste of how to model your design. I am pretty concrete with how I vision things so I would have a problem thinking through every intricate sign I'm wondering if you investors out there use a formula for rehab design.

If anyone is able to answer my question I would greatly appreciate it.

I am curious how people who do rental properties find out the "right" values to rent out their homes. I heard you do comparables but I'm not even sure how to find the comparables in the first place. If those who know how to find these comparables or use another method I would appreciate the knowledge.
