Hello,

I'm just starting out and I've been looking at some properties at zillow that offer seller financing. I've been strongly considering this as a possible starting strategy but I'm unsure how it will go once I try to negotiate with the seller. I've personally never negotiated before so it's personally pretty scary to me. How could I prepare or what are some resources I should consider watching/reading to prepare to negotiate for seller finance?

Are there any values I could consider adjusting to possibly increase the ROI? Why does the roi say inf%?

I've ran the numbers several times and I'm having a hard time understanding how the ROI is 23%.

Can anyone figure it out?

Hello everyone,

Cashflow isn't my biggest priority but I want a balance between cashflow and equity. I was wondering how common or uncommon it is to get a property at 12% return with an amortization term of 15 years? I hear a lot about 12% return amortized at 30 but I want to achieve financial freedom and retire at an earlier age, so I want to build equity aggressively but I understand naturally there's less cashflow. This isn't a complete business plan but it's a solid component of it. 

Thoughts, opinions, advice? I am currently looking for my first property right now and i'm excited. Any insight on this would be much appreciated.

@Peter M. Thanks Peter! How long does it take for a property to get foreclosed? And how do I find out what liens, taxes, late penalties, notes are on the property?

Hello BP,

Whenever you find an FSBO property and you are able to negotiate seller financing with the seller. How does the process go from there after the phone call? I haven't done a deal before but I wanted to be prepared to know what to do because I'm afraid that if I don't know the process inside and out I'll come off unprofessional and untrustworthy to the seller with my ignorance especially with the fact that I'm a young investor. Advice much appreciated!

Hello BP,

I'm new to driving for dollars and I believe I found a vacant property in pre-foreclosure which could be a potential deal (House in a nice neighborhood with tall grass and a "Notice of impending action" sign on the door). I'm going through the county assessor and i've found the record but I'm sort of confused as to what details to look for other than the property owners. (Yes, the owners are on the record) I know you must pay all the taxes and liens on a foreclosure property but how do things work for a pre-foreclosure? Will you have a chance to buy the vacant property before those liens and taxes hit? How does that process go?

Hello,

I need help running into a technical problem on the website. I bought the Book on Rental Properties on Kindle and on the first page is a link for a free Audiobook of The Book on Rental Property Investing, 30+ Essential Landlord Forms (Lease, Application, and More), and the Poster: The Ultimate Guide to Tenant Screening. 

It asks to enter my email and that it would take several minutes to receive and to try again after 30mins if I haven't gotten it. I've done it about 8 times and no luck. I've even tried the alternative option of texting "BOOKBONUS" to the number they give you. 

Is there anyone I could reach out to? I originally paid with the intention to use the audiobook.

I'm a newbie myself so I can't tell you exactly what to do. But from my understanding from my education what your confusing yourself is most likely going to be further down your investing game. I think you might just need to put your focus on a single LLC. Good work on acquiring your first property! Usually the first property is the most nerve-racking and the hardest step for everyone.
