Welcome. I think many here would agree about the systems/guru pitches. When we start talking several thousand is when you start thinking scam. Some of the more established RE investors here offer services, programs, etc. Only difference is many of these investors are well established in this community, and often looking for a new income stream, while furthering connections, and helping others (something we'd all like to be able to do).

In my opinion, you're in Katy, Texas, aka God's country haha.

Question for the Texans. I'm a former high school, and junior college football coach. How are the rentals nearby for the big time high school football teams? Katy HS finished #1 in the country. Not uncommon to 6/10 teams in the country all from Texas. I imagine families routinely move in, and are pulled in by boosters.

Always been an idea I had. Similar to investing nearby a university, in theory.

"Hack time". If I'm doing anything physical, like walking around town, on the bus, or at the gym, I always am listening to relevant podcasts for me, or some of my audio books from Audible. You'll be amazed when you start to value your time, and become more selective of how and whom you spend it with.

How is Houston projecting at current oil levels? Other gulf areas in Louisiana and Alabama?
