dirtcheapsigns.com is the cheapeest for sure. They can print it to make it look like handwriting if you wanted. As for a 1800 number go with ring central they are also the best and also the cheapest

If your 14 that’s not almost an adult. I am 26 and I got started at 20. There is another investor out there named Ryan Dehler he started at 18. I think nothing to do with your age will hold you back except for speaking with homeowners and negotiating to buy their house. That will only be a concern if you plan to wholesale probably. You can easily take care of this by finding a partner or having your parents do this part or try to make offers and buy houses without meeting the homeowners. Some people can do this I don't recommend it though.

Take them some comps in the area just a little further out that has some multis and see if that works.

Well I'm sure they are going to want a break down of the units which ones are one bedrooms, two bedrooms and so on. They will also want to know as much about the building as possible as far as any repairs needed or made and how the electric and plumbing and main systems are. they will want to know probably about all the tenants what leases and terms they have. With that big of an investment you will get tons of questions!

Get another appraisal that you pay for and tell them the purchase price in most cases they will come in at what you ask unless its not a true value

It may be a good thing if they are tight lipped. That may mean they were good tenants. It’s a tough call. If they can tell you if they would rent to them again that is a good start.
