There are no jobs that would teach you to wholesale. You could try bird dogging. You could also ask if you help other wholesalers in your area for free to learn but most people wont let you. Wholesaling is a simple process and there isn't to much to learn, it just takes some hard work to get the leads coming in. I would find a course you like and purchase it so you learn the basics and then get to work on it.

I would use the closest distance possible like 1/4 mile and then only move out if you don’t get any comparable results.

Its extremely common. There are many companies that handle these transactions. Just google self directed IRA's.

I would think it wouldn’t make much difference to the seller but it would be much more beneficial to the buyer to get closing costs if they couldn’t come out of pocket for them.

Sounds like a deal plus when the market goes back up you will have tons of equity.
