Modular home used for flips?

I was just wondering, has anybody tried buying tear down houses and putting a modular on the lot as a flip? I've noticed people in my area have been purchasing houses in really bad condition, tearing them down and then stick building a new one. One guy even found a crappy house on a large corner lot, bought it for basically land price, tore it down and and built a duplex - pretty smart idea really... Anyway, I was wondering if instead of stick building what about using a modular? It would be faster and the modular homes have come a long way from being just a step up from a mobile home. I haven't checked but I think SF building cost is pretty similar between stick and modular, so I don't know if you would be able to do it cheaper, just faster.
