I've just started something similar and we're on target marketing a few buildings right now I have only four buildings that I am aggressively pursuing. You may incorporate that in your map and rather than having a A, B & C areas have A,B&C targets just an idea congrats on being creative

Wow sounds like a fun deal man! As others have said I would definitely go down to the county courthouse and see who the lienholders are. Your other way to do it is look up for a title company in your area and asked them to do a title search on it it may charge you 100 or so dollars but that it's probably worth it. I had a situation somewhat similar where we didn't know who own title to the property. I had to hire a lawyer to do something called the proceeding subsequent. After you find the lienholders out the proceeding subsequent, if I understand correctly, contacts all the lienholders and asked them so speak now or forever hold your peace as far as the ownership goes. Again good luck man it sounds awesome and fun.

That's going to be a tough one. I would almost try to call them and negotiate with them. I've only done this one successfully but you can garnish their wages after you have a judgment against them. So step one would be to go to your county courthouse and file in small claims court. They won't show up. Then you have to have a judgment transferred to a different department so you can garnish wages. It's expensive so I really do think the best way to do would be to try to get them to the negotiate. Sounds too good to be true in my opinion. You could always write a PA and then have an inspection. And then work with a third-party title company that you trust. I would definitely not work with the sellers suggested title company.
Pavel Sakurets did you end up selling this property. If not I might be a buyer for it. I have some units in Hopkins.

Try MREE - Minnesota Real Estate Exchangers. Their info is at 1031mree.com. They meet twice per month on the first and third wed. It is a great group and they never are there to sell you anything. Most people in the group are the real deal.

My suggestion is buy something small for a buy-and-hold but before you do anything get on the written budget so we can start saving some money it's too many people in the real estate world I want to invest in real estate but don't have the funds to do so. Congrats on your future house!
