Hey Paul - you might already know this, but just in case there is a group called NSDREI that meets once a month in Oceanside. They have a meetup.com page - easy to find. 

Regardless, I am in North County San Diego and am always looking to meet other investors. So many ways to work together in this business. If you are interested message me and we can set something up.

In regards to the permits, K. Marie Poe is correct. The only way to get the real answer is by going into the building department (first thing in the morning is best) and see what you can dig up there. You can attempt to call first to see what you can find out on the phone, but more often then not they will just tell you to come in. Worth a shot though. Eventually, when you can afford it and have confidence in the deal, there are people you can pay to do the research for you that are much more efficient at getting the relevant info, and deciphering the non-sense that sometimes is the San Diego building records.

Hi Brian Stieler and welcome (belated). Our company is an active "rehabber" in the SD market and aggressively marketing for direct sellers as well so there may be some synergy there if you haven't found a good fit yet. Regardless I agree with you - you won't believe how much a difference can be made by putting the book down (after you feel comfortable with the basics) for a bit and just start trying to make stuff happen and meet people. For newcomers I see a lot of people get overwhelmed by information and stifled by the fear they need to have it all figured out - can't beat the knowledge gained by doing!

@Harry Campbell - I am not referring to REITs, rather working directly with smaller privately owned investment companies in the area. For example, you mentioned you were in the OC. The Norris Group is a VERY reputable company in that general area that (assuming they are still taking investors) can manage the trust deed investments and provide a decent return. There are plenty of companies (including my own) that deal directly with private individuals and set them up with trust deed investments at slightly higher returns on flip properties (or long term rentals - rates are lower though). And then there are investment funds that pool funds together in small LLCs to buy multiple "flip" properties or larger commercial buildings. Long story short - there are plenty of great people in this market that can "manage" their money within real estate.
