Hi Harry,

Sounds like they may better suited for investing in trust deeds (assuming that's in their comfort zone). Plenty of reputable lenders and investors here in SD (SoCal) that can do most/all of the work. There are also a few companies that have investment funds set up that will funds together to buy into bigger projects. I'd be glad to share if this is a direction they would consider going.

@Darrin Carey hit it on the head - all comes down to who you can trust.

P.S. Thanks @Justin Williams - After reading this thread I am having my team focus on a weekly/monthly accepted offer goal rather than a closing goal. For motivational purposes, makes much more sense.

Doesn't sound like this is needed as much any more because by the looks of it all of the negative Nancy's have left the thread. For what it's worth, I know Justin personally and even have had the honor of visiting his home. Unbeknownst to him I left a few mics and cameras around the house to spy on his operation and keep the ideas flowing. He's a bit too trusting :) Justin is an open book. His business systems and operations are nothing less than inspirational.

Regardless, I do find this entire thread extremely interesting. It's like a live action social experiment showing the contrast between people who choose to focus on the positive vs the negative.

@Mike S. Across the board, the campaigns are going well. Haven't had too much volume on any one particular campaign to say whether one is definitely better than other. We have purchased one property from our divorce list, 1 from absentee owner list, and 5 from our websites, all since November. The websites are killing it for us, especially considering the cost per lead, but I know the direct mail will produce a more consistent volume of deals as we get better and refine our lists. Plus the websites have been up for much longer. We took the advice here on the message board and do not mention the reason we think they may want to sell in our letters.

My business partner and I are branching out and looking to attend a few more business/real estate seminars this year. FICON Events is holding one in Santa Monica in March related to single family housing, and we are considering attending both for the education and networking, but the almost $2k price tag a person has me wanting to look into them a bit more. I looked online for reviews of the company/events but I can't find anything. Does anyone here have hands-on experience with this company or any of its events? It seems they are just an event company, and thus (hopefully) not trying to pump education or coaching down our throat at the event, but I don't know much about their speakers either. Any feedback on FICON, good or bad, will be helpful.

@Michael Quarles Thank you - actually the divorce mailings is just a small segment of mailers we are sending as part of an aggressive campaign since the short sale and REO market is pretty over saturated in our market. We'll also be hitting probate and absentee owners, as well as some targeted every door direct mail. I've been able to get some good information on here about targeting probate and absentee - but haven't found much specific information about divorce mailers. Possibly because as you said its a small market.

Very good point on NOT taking sides.

Is your recommendation to treat the mailer like any other equity seller and not mention the divorce at all?
