I was talking to my brother today and he told me had a conversation with a local investor who said he was renting one of his units day by day, mainly to users of the site Couchsurfing.com. He rents per night for around $90 and has no problem filling the unit.

Has anyone ever heard of a rental on these terms? And what would differentiate this from a motel, if at all?

I'm curious as well James, only because I had plans to change the shutters but decided against it at a later time.

I had plans to do black shutters and a new black entry door. I feel the maroon is slighty dated.

Nope that is my first. I've come across a few possible winners on hubzu as well. They are just few and far between in my area.

I bought the propery cash from auction.com for 47k. It's listed right now at 129,500. I've had it listed for about a week and we are having a flood of showings. Hopefully I'll see a good offer in the next couple weeks, fingers crossed!

I completely agree Aaron. I am shooting to finish three properties this year. I'm slowing integrating more hired work as I go and I plan on the third property being completely contracted. This carrer is an art form and I'm slowly trying to master it, I love this stuff!

Saginaw is an EXTREMELY divided city. Yes if you 'cross the river' it can be a dangerous place but a large chunk of the township on the N side is upper middle class with values from 150-1.5mil. The majority of the township is between 100k and 250k.

This neighborhood has a max of about 150k. And ayes its a great area of Saginaw.

Aaron I'm glad you brought up the budget. I spent about 18k on renovations and the rehab took about three months.

This is my first actual quick fix and flip. I've completed two other 2 year live in renovations (capital gains) and this is my first attemp at a true investment prop and I fell it turned out quite nice.

I did do the majority of work myself but I have a large amount of free time and I enjoy doing it. I couldn't justify paying a contractor for work that I will enjoyable do.

I really really wanted new cabinets but the old ones dress up very nice with a little customizing. And I had a rather limited budget. I also wanted to do some stonework around the fireplace but the budget said otherwise.
