Yep, Saginaw is interesting in the fact that I have 2 million dollar home 5 miles from $2000 homes. Its a smaller area but it gives a nice range of property value to work with. I have been told that the cash flow is very abundant as well, I dont own any rentals YET so I cant speak to it.
I did do all the work myself on my first two properties. I believe i have amassed enough capital to attempt to take more of a hands off approach and contract the more difficult projects. But then again, Im laid off so I have nothing but time on my hands and I guarantee I will go insane if I don't have any projects to work on, so who knows. I assume it will be an even mixture of contacting and my own work. By I do enjoy it completely.

I've been browsing the for forums for a while now and cant believe the amount of information available! An enormous thanks to Josh for all he does for everyone here! I've been "investing" for a few years now and have recently split ways with my employer, probably the best thing that's happened to me in a while (I'm a glass half full type o guy).

Im 25 years young and have resided in Saginaw Michigan for the majority of my existence, besides a year in Hawaii and Detroit. My RE career began when I bought my first property when I was 19 and did a two year reno on it and sold it in 3 days with three offers in the midst of that nasty crisis that we are still pulling out of. I've been hooked ever since. I am just about to sell my current residence/investment prop and then I shall attempt to go full time right out of the gates, lofty goals I know, but that's how I work. As they say, there is no better education than experience! I'm looking to handle a few rehabs per year while picking up a few rental along the way. Wish me luck
