I am an investor in Charleston SC. I was wondering if there are any members here investing in that area, specifically johns island, sc. my wife and I just bought a house, and she got a great job offer in North Carolina. We are hoping to rent our house out, and are trying to decide whether or not to do short term, long term, furnished. Trying to get an idea of what people are getting for rent. I hear people in these situations on the BP podcast always talking about how they regret selling in these situations. Theres someone else's two cents for what its worth.

I have a prospective tenant who is 80 years old with parkinsons. Her husband is around the same age with cancer. I have already run a credit check and everything is essentially perfect. They are a very nice couple, and I want to do everything I can to help. I’m looking for suggestions on how to safeguard myself in case their situations deteriorate quickly and I’m out one or both tenants, and ultimately rent money. Is there a way to legally require a larger security deposit?

Is anyone in the Charleston, SC area doing short term rentals on John's Island? I am considering purchasing property out there and am curious as to what the vacancy rates are throughout the winter months.

I reside in Charleston SC. I was recently pre-approved by quicken loans for the conventional owner occupant down payment grant program, in which quicken loans grants two percent of the three percent down payment. I tried to ask the broker what the requirements were on living in the house for a year and then renting it out, and she said she didn't know anything about that. Does anyone have experience/insight with this type of loan?

I have been pre-approved by a mortgage broker who was recommended by an investor friend. How do i go about shopping for mortgages and better rates without it affecting my credit score?
