I want to confirm that I understand your question. You are asking if you should improve a unit every time a tenant moves out by remodeling above and beyond normal wear and tear? Is that correct? If the answer is yes, I would only make cosmetic improvements that yield a higher rent. Why fix what isn't broken?

I think having a contractor and other vendor area is a great tool. I would definitely use it! It is especially useful for out of state investors looking to expand their business.

Thanks for the reply @Steve R. Are the values of homes (neighborhoods) lower from an appraisers point of view due to proximity to nuclear, or do you find that buyers have concerns, or both? Would you stay away from a town near a power plant? I view it like power lines; the value is lower, but someone may buy for value. I would love to hear more opinions.

Have any Massachusetts investors rehabbed in Salisbury, Ma? Doing a general property search and found prices to be significantly lower than neighboring towns. Would appreciate any feedback. Thanks

I did not see the monthly condo fee listed. Are there any upcoming special assessments due to age of the property? How healthy are the HOA reserves?
