When I began researching out of state investing, I reached out to @Adam Gerig in the Fort Wayne, IN area. He is a property manager who was very helpful in explaining the pros and cons about his market, and what to look for when working with a property management company. Disclosure: I have not invested with him or out of state at this point.

Interview potential partners via BP, friends or family. They can add cash and a higher credit score.

Would you be moving to Oregon or Washington, or just investing? Does your job allow you to relocate? My advice would be to sell and purchase a Duplex or Triplex, live in one of the units, and rent out the remaining. Or purchase a lower priced home in a nice area, and purchase a rental property with the remaining funds.

I charge $1.99 per square foot for labor which includes demo, install of pad, and install of flooring. $1.49 sq ft without demo. Then I charge $1 per running foot of base moulding.

I purchased the book, and find that I can't pinpoint just one thing I learned, as I learned many new things. It is a great step by step guide. I can recommend it as inexpensive education. Having done light rehab work in the past, it was beneficial for me to get someone else's perspective. It is money well spent!

Would you offer to cover his debt service with the Master Lease, and rely on him to continue paying the mortgage? You would offer to solve his negative cash flow, but he is still in the picture? I am interested in this deal as I would like to use a similar strategy. Would love to hear how receptive he is to your offer. Good luck!

I am looking into getting a loan from Aimloan as well. I have heard good reviews, but would also be interested in other people's opinion.
