If I'm purchasing a rental property under my name should I still set up my own business in terms of collecting the rent and handling any problems? I want to go into this being as professional as possible while still realizing the largest profit. Thanks

Trying to get some insight from investors in Buffalo on the rental market right now. I presently don't own my own home but I have enough savings to purchase a two family unit in the Buffalo area and have been pre-approved. I ran the numbers on the two percent rule and I found some properties that look good initially. If the numbers make sense and the deal looks good would it be worthwhile to invest before I've purchased my own home? Any info or advice on the Buffalo rental market would be greatly appreciated. Also if you don't use a property manager where do most people advertise their rentals? Thanks

Thanks again Jason I appreciate the advice and I know a better time won't come either. My father is a painter as well and he swears by Sherwin Williams and I would be able to get his rate. Good luck with your first deal and let me know how it goes for you. Michael I had looked into that as well because I have family in western NY and it's amazing what the difference in price is up there. What area of NY did you start in upstate and how long ago did you start? The only reason I am hesitant about that is everything I have read says it's important to keep things local and know your area when your just starting out. I will definitely look into it though since I have family up that way.

Thanks Jason that really boosted my morale! When you say nothing major do you mean nothing structural or is it just fresh paint and carpets. My plan is to find a house that needs cleanup, fresh paint, updating flooring as well as updating kitchens and baths but I'm not sure if that's too much for an inexperienced investor.

Thanks for the quick replies. I have read a few books and done a lot of research on Bigger Pockets. I am highly motivated but I just threw the question out there to see what experienced investors would have to say. I appreciate the feedback and will definitely look into the local real estate investing clubs.

I just want to say what a great wealth of information this website has been and thank anyone who contributes to my post. I am 26 years old and have been interested in real estate for a number of years but have never made any deals. I don't own any real estate as of yet but I am looking to get started investing in the next few months. I have approximately 15k in savings that I can use to invest and my plan is to use HML's for a rehab purchase. With such little savings and no experience in rehanging do you think it's realistic at this point to buy and flip? I have a very steady employment history and good credit (I know it's not much of a factor with HML's). My target area is the NYC and central NJ region. Any input or advice would be greatly appreciated, thanks again.
