@Kyle Abramov as everyone else has said before, it largely depends on your situation and comfort level.

I’ve owned two multi-family properties and both of them I managed myself. One of which that I currently own is six hours away from home for me. I built up contacts with trades and installed a lockbox on the home so that even if my residents can’t be home to let them in they still have access without anyone being home to let them in.

My current rental is a two-family and rents for $995 each so the gross monthly rent is $1,990. I can’t see the value in giving away $190 a month for a service that I might not even use. If I had 5 or more of these properties and maintenance and turnover became unmanageable then I would consider using their services.

Thanks @Kip Stephens! So if I’m understanding you correctly if I skip trace the numbers through Batch they will scrub the list against the do not call list?

@Cameron Davis I haven’t had any luck getting information from anyone whether cold calling to purchase from someone is the same as telemarketing, where the intent is to sell a product. I’m sure the safest way to operate is scrub your list against the do not call registry, but it would save some time and money to know if cold calling to purchase doesn’t violate the law.

@Allan Turcios any luck finding out more information regarding the do not call registry? I’ve been searching also and can’t seem to find a definitive answer on whether or not calling to purchase the property would trigger a violation. I’ve also signed up at the website that @May Emery mentioned, but it seemed to be pretty costly to get it directly from the FTC, although I’m sure a fair price to pay to avoid lawsuits, but I’d rather trim costs if possible.

I’ve seen some ads for scrubbing services, but can’t seem to find information on whether they would actually be legitimate and protective. A lot of the research I’ve seen has been ambiguous about the requirements and it looks as if most investors simply cold call and hope for the best.

@Caleb Heimsoth yeah I've actually purchased two rentals myself and am currently doing a complete renovation of one now. I've just never attempted to find deals through wholesaling. The two rentals I've purchased have been off the MLS, so I wanted to try my hand marketing for motivated sellers.

I’ve definitely seen the wholesale deals where the numbers are completely unrealistic.

@May Emery that’s what I suspect it to be. It’s a high equity over 55 list, so I suspect he gets quite a few of them.

Great idea and I’ll certainly do that when I actually get the opportunity to speak with any sellers I get the opportunity to have a conversation with.

Any lists you prefer over others?
