Buffalo rental market

Trying to get some insight from investors in Buffalo on the rental market right now. I presently don't own my own home but I have enough savings to purchase a two family unit in the Buffalo area and have been pre-approved. I ran the numbers on the two percent rule and I found some properties that look good initially. If the numbers make sense and the deal looks good would it be worthwhile to invest before I've purchased my own home? Any info or advice on the Buffalo rental market would be greatly appreciated. Also if you don't use a property manager where do most people advertise their rentals? Thanks
