@Lydia T. It was just one of those calls I couldn’t answer live, but as a practice I try to answer all of them. Which is why I figured a call back would’ve rectified the situation or at least give them the ability to voice their displeasure to an actual person.

@Kelly DeWinter I figured I was being atypical by following up to offer taking their property off my list, or see if maybe they were actually calling because they had an interest in selling, but felt not getting a live person immediately was “typical”. Not surprising I suppose, but just found it funny that you’d waste your time calling from a postcard you received, but when the opportunity to tell a live person to take you off their mailer you just hang up.

I just received an angry voicemail from a homeowner who left a message saying “Typical bullsh*t” and then hung up the phone. I called back to genuinely get his information to take him off the mailing list, but when he answered and I identified myself he hung up on me. It’s funny how someone leaves an angry voicemail, but then when confronted with a live person they can’t even say a word. Anyone have any similar situations?

I was leaning towards the vinyl plank flooring. The house has hardwoods in both units living room area, hoping the bedrooms also have them as well. The rooms that will definitely need flooring are the kitchens and bathrooms. If you have any good local stores to shop for materials that would be great.

Denice S. Thanks for the insight! Do you have any recommendations for flooring? I’ve been thinking about using vinyl plank flooring, but not sure if that’s the best way to go. I’d like to apply the BRRRR method to this home so I’m also trying to decide which products will provide the greatest ROI.

I’m currently under contract for a two family property in a south Buffalo, NY neighborhood. The property is livable, but my thoughts are to renovate the units to be comparable to that of a rental in the more demand neighborhoods, and then list the property under market value to create a high volume of interest. While I currently can’t compete with the trendier neighborhoods in terms of area amenities, I can control the overall amenities within the property. Has anyone had experience trying to draw a pool of tenants away from current in demand neighborhoods by creating similar property amenities, yet a lower rental price point? Thanks in advance!

@Ricky Butler the spirit of my initial post was really just to vent and discuss the value of building a good team.  I wouldn't expect a GC, or anyone for that matter, to come in and tell me what I should do with a property.  I really enjoy real estate for the creativity, among other things, but I guess I was just a little taken aback when I got such varying degrees of prices, and varying degrees of communication from all three.  The house ultimately has to be my vision, especially since it will be my money, but it was an interesting first glance at vetting GC's.  @Odie Ayaga interesting enough that you mentioned that.  My father is a licensed home inspector in western New York and is coming down in a few days and we are going to go through the place again.  I also have some family members I can turn to for professional trades advice, which I'd also like to bring in for their insight as well.  Great points everyone!
