so I just bought a turnkey at a great deal. The yard has a fence and the deck to the pool has a fence.  Should I keep or close the pool permanently. I worry about upkeep and liability but could potentially bring in more rent

Hey all my name is Brett and I have decided to buy my first investment property. I'm currently looking at a house that's listed for 125k they won't budge on price assessed at 123k and the house is nice and located near 2 hospitals. This house could net between 12 to 1400 dollars in rent. Should I pay the 125k? Are there concessions i should ask for to make it a better deal for me? Should i look at other options? Would love to hear your thoughts.

she's lived there 10 years without a roomate so my guess would be she would be intolerant to having one.  My thought was If I offered to lower her rent to 600 an d charged 600 to the roomate I could actually make over rental worth.  Assuming she'd agree to a roomate. Then maybe raise the upstairs tenant a other hundred using the 1200 from the bottom to justify the worth of the top

so im looking into buying a 2 family. the issue is the tenant has been on lease for 10 years,  she is disabled, 60 years old and pays 740 dollars a month for a spot that could rent as high as 1100. Morally I couldn't kick her out but maybe I could rent out the other room to another disabled elderly woman? Great property, low crime area. would love to hear thoughts or advice if I should even consider this property. Second floor pays 1050
