Really cool idea I feel like you’re tapping into a market of the future for sure. More and more people are looking for properties with sustainable features. My neighbor just put a bunch of solar panels on his house even!

I agree with looking at house hacking and finding one of the low down payment options on your first mortgage (FHA, etc.). This is how I got started.

Milwaukee is not a typical growth play compared to let's say San Antonio. Racine get's a lot of attention because of Foxconn, but a lot of money has already been made there and I am not a huge fan of most of the existing housing stock in that area. In terms of economic growth you see a lot going on downtown and also in the suburbs. But that's mostly new construction, the best opportunities are median priced properties. We have a good stupply of low end rentals and a very good supply of brand new 5 star appartment developments with fantastic on site anemnities $$$$$ rents. What is undersupplied are nice properties with good size and updated finishes. Generally we don't have enough inventory, buy or rent, as you can see from the numbers above. The issue is that new construction starts at 450k and thats too high for investors and most first time home buyers.

This is the exact thing I’ve been thinking for a couple years now. It became apparent as I was looking for a new apartment a few years ago and it was either a new building and outlandishly expensive or a crap hole. No one is serving the middle market well (at least in quantity). I think there’s opportunity out there to rehab some older buildings (especially 2-4 units) in decent neighborhoods and start grabbing that middle section of the market that wants a nice place to live that is also affordable. That’s exactly what I’m doing with my current duplex and hope to repeat. Great commentary!

I am currently in the middle of a flip in the Nash Park neighborhood and really like it over there. Super diverse neighborhood with older long time residents and some young families. Kids walking home from the school bus by themselves no problem. Prices are pretty reasonable still in that area too. Food for thought.

There are a lot of list services out there that will sell you these mailing lists. I know a lot of people on here you ListSource which is one I plan to try for my next mail campaign. I personally Don’t have time to scour city records and such but you can do that (as I understand it) which is your “free” option but haven’t personally done this so am not sure on the nuances of how it’s done. I used Foreclosures Daily for leads In my last mail campaign which has many options including the multi family option you’re looking for. You’ll pay more with them but they claim to have more solid leads but I can’t vouch for the credibility of said claim. Good luck!!

We have done 2 rounds of letters and 1 round of post cards to the same group (trying to stay in front of them but save a little dough) and are monitoring response rates. So far the letters have had a much better response rate. Probably double or triple the response. Will continue to experiment but I’m finding the letters with hand written envelopes might be the way to go.

Thanks for the tip. I've been experimenting with the hand written envelopes and post cards and after just a few tests I'm definitely seeing better call rates on the hand written envelopes with typed letters and a digital signature (not as cool I know). I'll probably have to experiment a little more before going strictly with letters over post cards for my own experimentation.

On that note i've been using yellowletterscomplete for my mail campaign since I definitely don't have time to write all the letters myself, stuff, etc. and generally liked working with them. Anyone have any other places they are using that have liked? Generally with yellowletterscomplete i'm paying about $0.80 / letter plus a setup fee because I customize all my letters.
