75% sounds accurate. I have been told by lenders that 70% is the max cash out refi for a 2-4 units property as well. Not sure which is correct (or if there is one answer) but sounds like you’re in the back park.

I'll second what Brock said. I house hacked my first duplex 2 years ago and still live there. I did a few renovations which taught me a lot about how to get through that process. Definitely get pre approved for an FHA loan and start looking for a place!

I also agree with the law of the first deal. Since finishing the renovations on my duplex, I’ve flipped another house and am closing in 5 more units next month. Feel free to PM me with questions!

I’ve heard of companies out there that specialize in managing evictions (attorneys) and do it for a reasonable flat fee so you don’t have to worry about it. Never personally been through it yet but this seems like a great option to take the headache off your plate.

Welcome to the area! I'll echo to reinforce the previous posts that house hacking is great, duplexes are great, lots of options. Bay View, Eastside, Riverwest, or West Allis are all the options I would be looking at for a duplex. The first 3 are super close to downtown which is great for living and also helps support solid rents over time. I am currently house hacking my first duplex and that was definitely a great way to jump into REI. Best of luck to you! Feel free to message with any other questions.

Welcome to BP! I’ll echo the previous posts and suggest reading some books, listening to the podcasts, and considering attending a local investor meetup. Many are free or just a couple dollars to attend (or free to attend as a guest). Advice is to just get your hands on some resources and start learning. Cheers!
