Has anyone had luck with those public lists? Other paid for lists?

I purchased a pre-foreclosure list based on a recommendation here on BP and have started sending direct mail. Got about 7 calls on the first mailing, one of which could turn into a deal still and about to send a second mailing out. I thought this was a decent response but the list wasn’t cheap.

Thanks for the feedback everyone. One more question. The WB-11 document states "Licensee drafting this offer on ______..." and it references the "licensee" again at the end. Does that imply that the person drafting the formed has to be a licensed broker? I have to assume not based on all of the recommendation but it is how the document is written. Just curious if there are implications to this.

Looking at buying my first off market flip in Milwaukee, WI and I am wondering what to "form" to use for an offer to purchase? Is there a standard form that works best or do most people create their own? Would want to make it transferable and looking for what best practices are. Was thinking to have my attorney just write it up but wondering if thats necessary or not (obviously not the cheap option). Any feedback would be appreciated.

I agree that getting connected with a good agent is your best bet at staying on top of new listings in whatever area you’re looking. Market will be slower now in the winter but expect a lot of new listings to come up in the spring. Your best bet is to find listings you’re interested in and schedule a viewing with your agent instead of just relying on open houses. Perhaps finding something in a more economical neighborhood will open up your rehab budget a little bit and give you some more options.

I second the the Brew City REI group is a great asset. Great people there and the Facebook page has tons of great recommendations when you start looking for people to add to your team.

How much cash do you have to get started right now? Agreed 53211 is a more expensive zip which is something to be aware. Just going a short ways away in Riverwest could help you get something at a better price and better cash flow (still a little spendy sometimes though).

For my first property I purchased it using and FHA loan at 3.5% down and used my cash to rehab the property. Sort of an ongoing project for me but it was how got my first taste of real estate and worked out well for me. This only works on a property that doesn't have any true problems but has value add opportunities (otherwise you can't get an FHA loan). Not going to work for most properties but I found a way after lots of looking. Just one of the "easier" ways to break into the game.

Hi Everyone! 

Working some leads here in Milwaukee, Wisconsin. Just got a lead on a property in the Vogel Park area on 91st right between Appleton Ave and Tipperman Airport. Anyone have any experience in this neighborhood they can share? Would be looking to flip the house. Property prices seem okay. Trulia map is spotty light blue out to the north east but this neighborhood looks good. Any feedback would be appreciated as I live in Milwaukee but don't know this area well at all.
