Getting started with 12k
I have been on NO for a year now. I have 12k saved and want to get in on rentals. The banks wants 20% of LTV what leaves me little to no money for any repairs. I am a contractor. Looking for help I do not want to fail before I get started.

Hey @Ryan Mitchell I recommend on reading @Brandon Turner's book on investing with no and low money down. It can help with the type of situation you're in. Quick tips would be to find a partner to lend or JV (joint venture) the deal with you. Best of luck!
