What's even weirder is that our names are certainly not that common! That is pretty wild. I appreciate your insight and reaching out to me. So far I have four properties in Jackson county that do pretty well, just looking to diversify a little.

I am trying to find some experience investors that own/manage property in the Northland area of Kansas City. I currently have some rentals in Independence, MO, however I am looking to expand with some SFR's in the Northland area, mostly next to World's of Fun and the Ford plant. I am curious if any experienced investors can weigh in on the rental market in this neighborhood, such as demand, tenant quality, rates etc. I've done some checking on rates and looks like a decent 3 bed 1 bath goes for 800 to 900. I wanted to see if that sounds accurate to any else experienced in this market.

This or any other type of insight would be helpful.

Hey Chris thanks for talking me off the ledge! When I first heard termites I wanted to cancel the deal right then, simply because of my ignorance to termites. I'm not using an FHA loan but rather a commercial investment loan, however the seller has agreed to remedy the termites and fix the damage done.

Quick question for those of you with some experience in the Kansas City area. I am looking at a triplex in Independence, MO, however its an older converted residence and it has three one bedroom units.

At first glance one bedroom units turn me off because of what we all read about turnover and less desirability. That being said, surely this is at least somewhat of a market for this type of property, I just don't know what the demand is not having invested in one bedroom before. Can anyone who has some experience shed some light on this for me? Is a one bedroom in a residential area that is not near any college or other attraction in demand at all?

I'm curious to your thoughts.

Post: Cigarette smoke inside duplex

I am under contract on a unit and when I went in for the inspection, the current tenant was sitting on the couch smoking cigarettes inside, as if he has been doing it for years.

My question is, in trying to determine if I should buy this unit or not, how hard is removing smoke odor from a unit; meaning the carpet, paint. etc. And does anyone have any idea how much this would cost?

Quick question for anyone with some experience dealing with this. I am under contract on a duplex, and during the inspection, we found evidence of an active termite infestation. My initial instinct was to back out immediately, however in talking to my realtor he is making it seem like its not an automatic deal breaker.

I certainly am going to request the seller fix the termite problem. There was evidence in the basement, and when you walk in the kitchen of both units you could feel the floor joints sink a little. That seems like a huge deal to me, but maybe not.

Really just looking for anyone with some general advice in dealing with properties that have termites.

Any insight would be greatly appreciated.

In my opinion, short answer is yes. KCMO there is a lot of block by block neighborhoods. That being said I don't believe there is HUGE different most of the time, but certainly something you would need to see, and not just rule out an entire zip code. There certainly are some zip codes as a general rule to be very cautious in, but like @Brandon Holley mentioned, sometimes you can get your hands a good property in some of these zip codes.
