@Larry Fried It is very interesting. Frankly I think it will get shut down eventually when it gets challenged by the courts, as there are some pretty clear 4th amendment violations. I personally don't have any real issue with it because I keep all my properties in good condition, but there are some slumlords out there where the tenants will benefit from this.

I have a portfolio of properties in Independence MO and am getting started on the inspection process resulting from the new laws that require biennial inspections. Curious to see if any investors have had good luck with any specific inspection company, and how the process has played out so far. Not sure if Kansas City is doing the same thing, but Independence has made these inspections a requirement.

Any insight would be helpful.

@Spencer Davis Welcome to BP! This is by far the best place to learn and it it wasn't for BP,  I would not have a portfolio. I too live and invest in KC. I have a great accountant that has owned and managed significant real estate in his past, and I've used for years and really like him. I'd be happy to share his contact info if you're interested.

Also, regarding using multiple LLC's, obviously talk to an attorney for your situation, but what has worked well for me was establishing a series LLC. This serves the purpose of having multiple LLC's without all the maintenance and expense of several separate LLC's. There is some good info on this site about a series LLC, but a quick google search will explain the basic premise. Again, seek advice of competent counsel, but it was worked well for me and my business. Feel free to reach out if you have any questions.

@Account Closed Hi Andrew, I only have experience dealing with the KC market. I have looked at commercial multi family in Springfield, but never done a deal there. So unfortunately I can only speak to the KC market. I like KC because the size is great and still allows for good growth potential while still cash flowing well.

I’m sure you’d cash flow just fine in Springfield though because based on what I’ve seen, the prices are slightly less per door.

Anyways, I realize that’s a great answer, but if you have any specific questions about the KC market, feel free to reach out to me anytime. I’m a buy and hold investor, I don’t sell anything or do any flips. So if you have a buy and hold question, I’d be happy to try to assist.

@Andrew Jones It may be market specific, but I'm in Kansas City and have had luck with a line of credit on my investment properties. That being said, I have always stayed with the bank that holds the note, and they will give me an LOC up to about 75% LTV. I know it sounds like a basic question, but have you tried going to the bank that holds the note and see if they will give you a line of credit up to their required LTV?

@Lee Ripma Do you have any issues with getting vacant units rented, or does there seem to be strong demand. I have several three and two bedroom units, just never had any one bedrooms. Thanks for your input

All, I’m looking at a package deal in Kansas City, it’s actual KCMO but it’s close to riverside and Gladstone, two good suburbs in KC. I’m curious to investors experience with one bedroom properties in suburbs. One of the properties is a one bedroom house and the other is a duplex and each side has one bedroom. The one bedrooms are mostly occupied at 600/mo with the current landlord paying all utilities. Any insight from investors with one bedrooms would be helpful. Trying to determine vacancy rates, turnover rates, ease of renting, etc. Always appreciate this community’s insight. Thanks Brenr
