One bedroom units in Independence, MO (Kansas City)

Quick question for those of you with some experience in the Kansas City area. I am looking at a triplex in Independence, MO, however its an older converted residence and it has three one bedroom units.

At first glance one bedroom units turn me off because of what we all read about turnover and less desirability. That being said, surely this is at least somewhat of a market for this type of property, I just don't know what the demand is not having invested in one bedroom before. Can anyone who has some experience shed some light on this for me? Is a one bedroom in a residential area that is not near any college or other attraction in demand at all?

I'm curious to your thoughts.
