North Kansas City - Northland

I am trying to find some experience investors that own/manage property in the Northland area of Kansas City. I currently have some rentals in Independence, MO, however I am looking to expand with some SFR's in the Northland area, mostly next to World's of Fun and the Ford plant. I am curious if any experienced investors can weigh in on the rental market in this neighborhood, such as demand, tenant quality, rates etc. I've done some checking on rates and looks like a decent 3 bed 1 bath goes for 800 to 900. I wanted to see if that sounds accurate to any else experienced in this market.

This or any other type of insight would be helpful.
