 Great memory.  So, yes, since my podcast episode which was recorded in July, I began mailing consistently for the first time and have since closed 2 wholesale deals for a total of $17k profit during 6 months of mailing.  My response rate, on average, was 0.25% to 0.50%.  

Due to the low response rate, I skip traced my lists and just began cold calling them.  I'm tracking at an 8% conversion rate for calls to contacts and I'm building a much deeper pipeline.  I've only been doing this for the past 5 weeks, so stay tuned on more numbers....

The Problem: After years of mailing, this saturated market is raising the cost per closed deal.  My response rate can sometimes be lower than 1%.

The Solution: I skip traced this mailing list, threw it in Mojo's triple dialer, and call the same list.  My cost per closed deal is much lower, my response rate is much higher and I've set more appointments than sitting around waiting.  

Homeowners tell me this all the time... "I have like 8 different postcards on my table, though now that we're on the phone, I'll tell you more about the house..."


Anyone else experiencing this or have built a successful cold calling model?  Would love to strategize on the model, systems, conversions, etc.

@Larry Higgins - I just got off the phone with TLO and they said they do not provide data for lead generation or marketing.  They do extensive checks to ensure their data is only used for "defense and collection" services as agreed to with their data providers.  

For more context, I currently buy my filtered data lists the same way I would for mailing (Listsource, Melissa Data, USLL, etc), then skip trace it using cole realty resource (familiar w/Cole Realty and it's conversions?).  This seems redundant if I can just buy the same filtered data already skip traced... hence my call to TLO.

Suggestions around this or where do you recommend finding and buying skip traced data?

It'll be interesting to see if adding a dollar to each mailer is more successful than just doubling the amount of names you mail. Any results?

One thing I've learned is to not use Google voice's auto service that has them state their name before it directs to you. It will deter homeowners
