As a local investor, I would consider doing a value add house hacking play if you're fine with living that closely with others. You can build some equity while having cash flow. Should you prefer to not live so closely with others, there are certainly multis that will work with your numbers. The next question you need ask yourself is what type of neighborhood do you want/not want to live in, and why. Speaking from experience, spreading yourself thing across the entire DMV area will more likely yield you less results than if you chose a specific area and farmed/targeted it. Search sold comps on the MLS (or have an agent pull them) in certain areas as a way to do research
