I am looking for a couple of highly motivated individuals that are interested in wholesaling/wholetailing within a 1 hour drive of St. Augustine, FL.  I am looking for individuals that are committed to honest, treating people ethically and morally and always upholding the laws.  If you couldn't pass a basic background and/or drug test, then we aren't a good fit.  If you only work 8 hours a day, we aren't a good fit.  If you know what the 10x rule is, we are a good fit.

We will be spending $1500/mo in direct mail marketing to begin with and will have our phones answered and leads qualified through the same marketing company.

Once the leads are qualified and appointments set, I will be meeting with the seller to examine the house, buy the house and do the closing.

All your leads will be entered and tracked through www.reimobile.com.  Your pay will be $500 for every lead that closes.  Title to properties will be taken though a land trust and payment done through a Joint Venture.

If you are interested in doing more than being a property locator, then we can discuss partnering up together. I can offer MLS access for a small fee as my assistant if you are unlicensed. An application and a color copy of your drivers license will need to be supplied to NEFAR.

@Eugene Kemp Thanks! I did confirm it is $35/qtr. That being said why do I hear many investors complaining about how hard it is to get access to the MLS?

Here are the duties that can be performed according to the FREC:

Permissible Activities of an Unlicensed Assistant

Unlicensed assistant is defined as support stafffor a real estate corporation or other licensed individuals.

Answer the phone and forward calls

Fill out and submit listings and changes to any multiple listing service

Follow-up on loan commitments after a contract has been negotiated and generally secure the status reports on the loan progress

Assemble documents for closing

Secure documents (public information) from courthouse, utility district, etc.

Have keys made for company listings, order surveys, termite inspections, home inspections and home warranties with the.licensed employer's approval

Write ads for approval of the licensee and the supervising broker, and place advertising (newspaper ads, update web sites, etc); prepare flyers and promotional

information for approval by licensee and the supervising broker

Receive, record and deposit earnest money, security deposits and advance rents

Only type the contract forms for approval by licensee and supervising broker

Monitor licenses and personnel files

Compute commission checks

Place signs on property

Order items of repair as directed by licensee

Prepare flyers and promotional information for approval by licensee and supervising broker

Act as a courier service to deliver documents, pick-up keys

Place routine telephone calls on late rent payments

Schedule appointments for licensee to show a listed property

Be at an open house for: o Security pulposes

o Hand out materials (brochures)

Answer questions conceming a listing from which the answer must be obtained from the licensed employer-approved printed information and is objective in

nature (not subjective comments)

Gather information for a Comparative Market Analysis

Gather information for an appraisal

Hand out objective, written infonnation on a listing or rental

trying to talk my brother into it :-)

I read that you can hire an unlicensed assistant as a licensed associate in Florida so that the assistant can have access to the MLS.

How is that accomplished and how much does it cost?  Please share your experience if you have done this before. 

I am going to call NEFAR tomorrow to get the skinny but was just curious to hear from the folks here on BP.  Thanks in advance!

I just signed up for @Michael Quarles gold coaching program.  My brother and I have been following and listening to his podcasts for at least 6 months now.  His podcasts have been one area where I have learned so much.  No where else have I ever read about a Memorandum of Contract and my brother recently just discovered why it pays to file one in some instances.

Anyways, I wanted to put this out there in case anyone has any questions. My goal is to update this thread 2-3 times per week with progress and questions if you want to follow along. I think this is going to work out great for me because I just got my license and access to the MLS.

@Tom Myers  That is great  I am a big fan of Quarles and am getting ready to ramp up to try his method, but curious about a couple of things:

1. how are you taking title? Cash? Sub2? Owner financing?

2. Are you listing it on MLS as soon as you get it under contract?

3.  Are you using direct mail similar to what Quarles suggest?

4.  How big a list are you mailing to and what kind of callback and close percentages are you getting?
