I have an 8 house package deal in Jacksonville for anyone looking for buy and hold properties. Possibly a flip for some with light rehab after leases expire. They are all occupied and rented. The houses are mainly 3/1, built in the 1950s. Properties are in 32205, 32218, 32211 and 32221. $360,500 for the package.

@John Cardis  The best, quickest and most effective learning I got was from listening to Michael Quarles podcasts...honestly, there is just too much info here and online to wade through and you waste so much time getting bits and parts of info that may or may not be good advice.  The BP podcasts are great but there are so many topics that are covered your head will be spinning with all the info.  Also, I would advise you take a RE exam and get licensed even if you don't activate it.  However, I am wholesaling and finding using my RE license to be very beneficial.  Please don't hesitate to call or email.  I will be glad to help in any way I can.

@Sam Bhullar  REImobile has a misleading name and really has nothing to do with mobile devices.  I currently have a leadpropeller website and use the REImobile companion website as an addon.  I have only had it for about 3 weeks, but I like it so far..it meets my needs.

All leads from the website are automatically synced to the reimobile sight where you can track all of your leads, do direct mail market campaigns, print form letters and track your property locators(birddogs)  I currently have 4 birddogs onmy reimobile site that have their own logins.  

I have one that gets vacant property leads so I have them send it to me using a .csv so I can import it right into reimobile and print my vacant property letters using the supplied templates.

It isn't perfect but I got frustrated with podio as it was just taking too much of my time for now..I may go back to podio later for more customization but for now, I am just using podio for call tracking.  I wish there was a way to integrate calling into REimobile but I see no way of doing that right now.  Reimobile and leadpropeller to have great support and do get back to you right away which I love.

Thursday I spent about 45 min working with my accountability coach and another seasoned coaching student as we role-played going through the 2-part script that Michael uses when calling sellers.  The practice as invaluable as I took turns being the buyer and then the seller.  It gave me great practice handling objections and working on using the script more as a guide and not sounding robotic, or "practiced" reading off the script word for word.  I got stumped as they through me some curve-balls but the practice and feedback was invaluable.

@Joe Kooner  I can add a more critical analysis of what might be lacking for me, but it will be hard for me to be objective since it take me approx 8 months of listening to Michael's podcasts along with many on BP and other places to get to this point.  The structure is open-ended so there is not a Day 1-do this, Day 2- do this.  If you are not self-motivated and looking for more hand-holding then you might look elsewhere.  If you want to interact, learn, throw some questions out there and arent' shy, this is the place to be.  Look, my personal philosophy in life that I mainly developed as a student-athelte and then as a former teacher and coach....there are many ways to get to the finish line and no one way may be more right or wrong than the other.  The bottom line is your belief and commitment to winning and doing things the right way.  .Michael's beliefs appear to closely align with my personal beliefs in life and the investment I am spending is so worth it..heck all of the documents alone are worth the $1200.  I decided I am going to wholetail and focus on that alone and I don't know of anyone else that is doing it as well as Michael..I understand how it all integrates between BSFF, the Gold coaching and yellowletters...it makes perfect sense but I am okay with spending my money with Michael and yellowletters until I can find something better, I am not going to over-analyze this.  Also of note, I am a glass is half-full guy so I tend to focus on what I can get done, not obstacles.   Ask away if you have any questions but everything he talks about in the podcasts are in the program...no secrets.  Happy investing..I hope you make a bucket load of money!

Just wanted to share that today I can a nice surprise after posting a question in the Gold Coaching FB forum...my accountability coach called me first thing this morning and wanted to make sure I was prepared to go out and get a contract on my first house.  My coach then proceeded to make sure I took my questions to the Q&A conference call about 1 hour later, where I was able to ask my questions directly of Michael.  Michael even did some role play with me as if I was the seller and he was the buyer.  I was about 1 hour from walking out the door for my appt and my coach was able to get me an example of their 9-page contract already filled out which was really nice because Michael went over it with us all yesterday in great detail.  Can't wait to start sending out direct mail come Oct 1 utilizing the call-center.

Sorry, gang..no updates last week as I was away on a cruise for a much-needed break. I will have my marketing chart done this week, will call some contractors and start introducing myself to complete strangers. I got an 8-house deal I am trying to work on right now that I am hope to get some help from Michael's gang very soon. Just got a call off of some of my other marketing late yesterday from a house I made an offer on a month ago..they are wanting to sell now. I don't think it is a deal or if it is a deal it is marginal. I hope to take this house sub 2 or owner financing this week and list on the MLS.

So the team that executes this Gold Coaching program is very organized and on top of their game - my first impressions.  I like the fact that the first thing we do is set our goals for the week, then 12 weeks, 26, then 52.  We write down some personal affirmations.

First thing we are working on is developing our marketing chart based upon the zip codes that are within a reasonable drive of where I live..for me approx 60 miles. We are learning step-by-step how to use list-source to build the marketing chart based upon FREE data available to everyone. Michael explains why certain data is targeted. After approx 50 zip codes are analyzed carefully with hours of data input, they are scored and a direct mail campaign is implemented based upon the best-scoring zip codes. We examine median prices, REO, forclosures, number of SFR, equity %, DOM, cash sales, etc. I love the fact that this is all data driven.

Furthermore, I have access to what appears to be copies of all his forms, contracts, processes and systems-all documented!  We will also have access to the CRM and I have chosen to have his call center answer all my phones calls and qualify my leads for an extra fee...well worth the money.

Lastly, there are Q&A sessions, CRM training, marketing training, role playing, etc...all recorded for later review at your convenience!

What I am paying for 6 months of training is so worth the money compared to other programs I have seen.  I just attended a all-day "rehab" course for $29 and every since that day it has been upsale, upsale....email followed by an email.  A 3-day rehab bus tour is going for $2497!  Mentoring programs are 5K and 10K!?!  Really?  I don't get it.  Anyways so happy to be a part of this program for such a great price...I havent found a better value yet.  Now it is time for me to take action and make it happen.  It is not a matter of if, just a matter of how soon now.  I plan to have 1 house sold by the end of this month and 2 by end of November.  Oh, also..did I mention they help us to analyze our deals and we discuss them with the group?  I can't wait to get to that part.

I have St Augustine and NEFL MLS access but anyone have any idea how I could get avg DOM for particular zip codes in Flagler, Marion and Volusia counties? In order to finish up my market analysis, i have to have that data. Thanks in advance!

@Robert Hetsler Yes, i do run into a few people at the local REI meetings in St Augustine and Jax occasionally that i have heard mention 1031. In fact, last week there was a small "discussion" between 2 members about it and it would have been nice to have an expert there to clear the air.
