Sold four of my properties in Vegas this year. The appreciation was nice, but I still see it as a boom and bust, tourism driven town. Rents have been sticky even while prices doubled....

There's bubbles everywhere(bonds, debt, etc) that will have huge economic ramifications. Housing? I feel pretty good about it as a safe haven, baring the fed losing control of interest rates.

The market I want to enter (Jacksonville FL) is smoking hot right now with good apartments trading in the 6 cap range. I prefer to buy when everyone is selling so I've sold 4 rentals in Vegas and am stacking cash. The IRR Viewpoint report indicates 93% of US markets are in late expansion phase, followed by hypersupply, followed by recession. I don't know how long the Fed can keep up their distortions, but I'm willing to wait them out.

Asking prices here in the Bay Area for SFHs are also showing weakness.

@Hersh M. No, they were in Vegas. had a great run up from purchase in 09, but rents hadn't moved. i want yield like everyone else, but interest rate policy has driven money into RE and stocks to the point that they're due for a drop. My last two buyers had mid 600 credit scores and 3% down FHA loans. There still might be room to run up, but I'd rather be out a year or two early than 5 minutes too late. i barely survived 08....

... Inflated in the midst of a terrible economy propped up with debt, debt and more debt.

...and so it begins again. I sold half my rentals this year-mostly because of what I believe is an inflated market.
