I tell them I regret selling at $750 and then lead into a convo about fiat and unpayable debt. It’s a speculative asset that could be worth 60K or <1K next year. I’m with you on cash flowing RE, but like to keep a small percent of my net worth in gold. I also smoke a pipe and say ma’am, so I’m just retro like that ;-)
Currently doing just that from California to Florida. I’m going to buy this and see if I can make my operation even better!

I have prelim approval from Chase for 4.75. I received 2 quarter point reductions by having an upper tier type account with them and agreeing to draw 75k initially. No prepayment penalty so that's going right back to them 😉

I think you're going to find a lot of #2 and #3. I looked at a few TK providers in Jacksonville FL 18 months ago. The B class neighborhoods they claimed to be buying in have bulletproof glass in the local convenience stores. It was about then I realized that if I wanted a hands off approach in real estate I should passively invest in syndications or REITs. I have since purchased my first multifamily complex and couldn't be happier.
All their stories and excuses are irrelevant. Post notice, then evict. Someone has at least 12 months of On time payments and then proactively communicates with me they're going to have an issue? I'll absolutely work with them. This nonsense? Evict.

I'm sorry, re reading it you're asking for each persons opinion. I'd leverage into another multifamily in a growing market IF I could get min 10% COC return with opportunity to improve NOI.

The answer depends on your goals. Do you want monthly cash flow? A top notch asset that might appreciate?
