Post: Realtor Compensation? Yes or No

HI all, just getting into my first deal and I've found a very good potential off market deal. I'm trying to determine if I should pay my realtor anything following the acceptance of the offer. Here's the situation:

I've had this realtor representing me for about 3 months and we went to view a potential deal from her MLS list. This one didn't quite work out but as soon as I was driving away from that showing, I found a "for sale by owner" sign only a couple houses down and went to check it out on my own. The problem I'm having is is that I wouldn't have found this property without the viewing prior but it's not like she's doing any specific work helping us acquire this deal.

I've heard on the BP podcasts that people have paid their team just because they're part of the team to keep the relationship strong. Should she get any money after the potential closing of this deal?

Hi BiggerPocketers,

I've started a small landing page in order to help convert my direct-mail traffic into leads. I know that attaching a face to the business/website will make things much more personal and people would probably feel more comfortable. But being 17 I have a very hard time believing that people will trust me to be the buyer of their house. 

Any suggestions?

I was worried about that idea of misrepresenting myself. I've been thinking a lot about SEO and I was just thinking that people searching online are probably going to search for "how to Sell my house fast in Calgary" or something like that. Thoughts? Also there already is a company called Sellmycalgaryhousefast.com, so would it be a good idea to not have Calgary in my name to set me apart?

Hi all BP members,

I'm looking to start marketing campaigns in my area, most likely direct mail marketing. I've been creating a website to have some infrastructure before I start the campaign. My personal perspective on the "We Buy Houses" branding is that it can have negative connotations to the homeowner.

I'd like to know if "<company name> Home Sales" or "<company name> Home Buyers" is a better option? I like the idea of "sale" rather than "buyer" because the message is that we help them sell their home (to us or other investors). But I feel that "buyer" is more common for this type of marketing. Any suggestions?

I'm also contemplating on adding my area (Calgary) to my company name, although this makes it quite lengthy and could be hard to search up for a potential seller. Thoughts?

Thanks for the reference to your article. I loved how specific and well thought out it was for me to understand a step-by-step process! Although I cant get a credit card at 17, it was awesome to hear the same personal finance strategies that my parents preach to us kids! I realize that if I were to want to get into it now, I would need to partner up with an adult and have the mortgage under their name. I'd love to chat more!

Thanks Johnathan, I'll look through the podcasts, do you have any in mind that would be most effective for me? I appreciate the feedback, going to see first hand what would be happening. I'll be helping my dad renovate his pre-owned fourplex in the next week or so and I'm excited to get that experience. And once this complete quarantine is lifted in my area I know that touring some potential properties will be very beneficial.
