Options for investors who are under 18

Hey fellow BP members!

I'm 17 years old and eager to get started on my REI journey. I live in Alberta, Canada. I've been educating myself about this topic for over a year now, especially with all of this free time in quarantine, but have not taken action yet. Mostly I've been analyzing deals that i get from the MLS or a realtor's mailing list (often the same properties), reading books, podcast listening and video/webinar viewing.

I'm ready to take action and benefit from having an investment property, most interested in the BRRRR strategy so that I can build wealth, as well as have a monthly cashflow. However, I do not want to wait until I am of legal age to sign legal documents or obtain a mortgage. I'd love any information or tips from BP members either in Canada or the US! Mostly trying to gain a sense of what my options are.
