Things I have learned:  1.  Do not take a tenant's word as fact.  2.  Do not let tenant do any work on the house.  3.  Do not let a property go 9 years without much maintenance  4.  Do not trust most replies from "Lend Post"  5.  Mobile homes require special everything  6.  When in doubt, ask BP!

Ive asked before and cant find it.  How do I do due diligence on lenders?  What is that MMLS  is that a regulatory agency and what does it stand for?   Ive heard here both that lenders have to be part of it and I;ve heard the opposite, that they dont.  what is it and how do I check if a lender is legit>>

Update, working my butt off here in TX!  ALL houses need a lot of work and about 5X the amount of cash I have, need to finish at least the one I have to sell, most cash went to shore up foundation on another (at least thats done), and in searching for the lenders I need, I am suspicious of the ease of their applications and approval and why they seem to have bad English and always rush me to make a move.  Warning signs for scammers??  Gotta run!

@Joe Splitrock nah, real estate is the only thing I've ever wanted to do.  Im staying.  @Dennis P.  great perspective, thank you so much.  @Mya Austin thank you, yes I have begun to do just that, just moving forward, and you're right, the most successful have just gone forward jumping over hurdles.... or crawling over or around them!  It sure can be daunting though.

@Shabyna Stillman and @Bhekizwe M. thank you so much for your kind words.  They are taken to heart.  @Kimberly H. no!  There is no way I would seek out a physical Dr. who will prescribe poison drugs for something that is totally within my mental control!  Further, there is no other industry for me.

@Zach Kidd  Oh my gosh thank you so much!  What a lot of caring going on here, I love BP.  I also love listening to Zig Ziglar, and I do study Tony Robbins, Nick Ortners tapping, Joe Vitale, and Wayne Dyer.  Reading a book on fix & flips.  Update here, I made it to Texas, the rental I thought was a problem isnt so bad and the one I thought was ready for sale is a wreck, so although I do still love the area, I decided Im done with renting that property out and am ready to sell.  However it needs rehab, just some cosmetics.  So now Im currently seeking rehab funding, the house that Im selling that gave me so much emotional turmoil needs $5000, the other house needs about $15,000 because I have to shore up a foundation and replace all the siding, plus a few roofs would really help.  If I put $5000 into the San Antonio manufactured home it will be ready to sell for $120,000.  So things have shifted a bit.  I am staying out here until I find financing, and the work is done and the property is listed.  My RE agent is standing by.  Currently seeking funding and a good contractor.  Thanks so much everyone for all the support, I'll post updates, from my car office!  Car is also my hotel room, tenant of course violated my no dog rule and the house stinks to high heaven.  New carpet is the main expense and imperative here.  Tried to post a photo but alas, technology is not cooperating.

@Mary Drager oh thank you for the compliment, I love to write.  If you go to freetobeabundant.com I might still have a site where I just wrote inspirational stuff.  I hope this is not considered an ad or anything, I havent been there in over a year, and I dont sell anything there.  I just mention it because there's some nice things to read there that I wrote.

@William Jenkins thank you, yes I actually have been pretty successful at times, I did learn how to manage tenants, and I did make a little money.  And I can say I put up an industrial building.  And I raised 3 amazing kids.  And I got the best hippie house in the area, painted school bus and everything!
