I've heard Robert speak at his monthly meeting here in town. I know he's also active in the Houston and Dallas markets. He brings much experience to the table 

Austin area BP investors, new to the group or not, come join us tomorrow at Mercury Mambo @ 10 AM. Bring your questions about Investing in Notes for Robert. This is our first BP meeting around the topic.

We look forward to seeing everyone tomorrow, before the holiday season begins. Lynn always has coffee for the group, especially with this wintery weathery already hitting Central Texas!

MEETING UPDATE -

What a great turn out we had this morning! I think I counted 18 total. Our biggest group yet.

No doubt, everybody came to hear the incomparable Lynn Currie speak about analyzing prospective homes & lots for new builds in her target zip codes 78704 & 03. As usual, she gave a very detailed presentation, examining a new property her realtor sent this morning. Her back of the napkin spreadsheet model proved just how quickly she's able to assess the profitability of any property for spec SFRs and Duplexes. 

Lynn knows her neighborhoods, buyers, and investors well, not to mention those at the city's Development Assistance Center. She's built an impressive team that pulls off consistent returns of 17-28% within 12 months, from acquisition to happy homeowner(s) in Austin's trendiest of neighborhoods. 

And, yes, that is Lynn getting fitted for a mic. This month, our BP meeting was videotaped, with plans to stream the meeting in the near future. We'll post the details for those of you interested in watching her presentation and the group's interaction (Q&A). Those who have attended over the past eight months know that we have a sign-in sheet. Our goal is to network our local group, as it grows, and make resources available online, including any future recordings.

As fortune would have it, we had two former BP podcast guest investors present at today's meeting, Lamar Cannon (Podcast 31) and Jon Klaus (Podcast 46). Does it get any better than that BP Nation?

We also had a number of Austin newcomers or local BP first-timers at today's meeting, including new Austinites Eric Andrews & Joe Shaffer (Greenhab Solutions), seasoned Austinites/investors Robert Piller, Robyn Roberts, Bill Fleming and a few of us who've been here more than once. If I missed you as a first timer, my apologies. I don't have the sign-in sheet on hand. 

Thanks again to everyone for making it to today's meeting! @Account Closed the plan is to videotape this meeting, as a trial run, so that we can post it for you all and others to be able to stream it at a time that works for you.

The morning time slot doesn't work for everyone's schedule. Hopefully, we can use technology to solve this. Stay posted on how and where we'll make this happen online.

Maybe Google + ?? Any suggestions are welcomed. 

We want to stay connected with everyone who has attended BP since we launched back in January. Lynn's presentations (these last few months) have been outstanding and the contributions of everyone who's attended from the beginning makes this one of my favorite monthly meetings. Lots of local info, networking, Q&A, case studies for both newbies and seasoned investors developing deals in the Austin MSA.

Perhaps, we can schedule an evening mixer in the future. Gibsons Bar is a great place, right around the corner.

I might also suggest the following two meetings that are well worth your time:

1) Wealth Investment Network (WIN) - co-sponsored by Bryan Hancock, Ariel Castro, Lamar Odom & Lynn Currie (all BP colleagues, listed by their names not their company names) > Amazing speakers! I know some Austin investors who have done these types of deals, though they don't focus on the Subject To/Wrap strategy exclusively. My general understanding is that there are fewer of these deals around Austin, compared to DFW, for example.

For those getting a bit turned around, trying to find Mercury Mambo, here are a few pics:

1) Last month there was a crane right across from the Gibson's Bar on S. Lamar. Not sure if it's still there, but that's landmark one (the bar)

2) At Gibson Street & S Lamar (Gibson Bar on the corner),  turn left (onto Gibson St) if you're coming from downtown or right if you're coming from the south side (landmark two)

3) Go past the new Gibson lofts on the right, down to 8th Street. Look for Fusion Fitness on the corner (landmark three)

4) Make a left onto 8th Street. You'll see the lime green Mercury Mambo building directly on the right. Feel free to park in the lot or along the street.

When you go in the main entrance, the meeting is held upstairs in the conference room, to the left. Here's a pic from last month's meeting.
