If you aren't going to customize your screening criteria within management software, then you could use https://www.myrental.com/.

Appfolio is amazing for single-family and small multifamily units.  We use Entrata but all our large multifamily.  I've used the enterprise versions of both Yardi and Onesite as well and they aren't bad, but I like something with an open API and plays well with others.

@Sri Allen Elisha Drake is an expert on that market.  You should look her up!

Last month we focused on the data and resources that I use in order to identify a market for my multifamily investments.  This month we will be discussing it from a single family buy/hold perspective and talking more neighborhood specific data.

Come join us this Thursday while we catch up with one another.  This will be a structured meetup and that structure will be as follows.

6:30-7:15 - Networking

7:15-7:45pm - Speaker Presentation

7:45pm and on - QnA / more networking.

Each month we will have different speakers who have different focuses, but the main topics will be "Investment Criteria", "You locate a deal, now what?", "Deal Closes, now what" and "Business Plan has been executed, now what?".  These topics will be covered across multifamily Deals, Single Family buy/hold and single family flips.

This month, I will be the speaker and will focus on my investment criteria in regards to multifamily.  I will discuss Macro/Micro data that I look for, asset types and conditions and return %'s.  If time allows, I will provide some examples of underwriting techniques.

What are you needing managed? If it’s 50+ units, I would love an opportunity to speak with you. If not, message me and I can make a few recommendations.

I am referring to their permit process vs other cities. They nickel and dime the entire process. @Nicky Reader

@Matthew Reid check your local laws, but here is how I handle it.

1. I charge their ledger back the amount of the utility bill. 

2. If they pay before month end, great.  However, if they don't and the next month starts, that is now legally considered "rent" not an utility bill.  I then will refuse to accept the current months rent unless they pay in full and show proof they switched the utility.

3. If they don't pay in full, then I can easily file for non payment of rent.
