Post: How to get businesses into store fronts

Hey BP,

I'm currently looking into a commercial strip mall. In doing my research I have found that the current landlords are charging well below the local area average for rent prices to the six or seven businesses that operate within the mall. If I were to purchase this property and raise the rent, I feel as though there is potential some of these businesses will leave. What is the most effective way to raise the rent and get the tenants to stay, or, what is the most effective way to find new businesses to rent space in my complex quickly?

Hey BP,

I'm currently browsing commercial buy and hold properties, and I've noticed a large variance in the properties CAP rates. What would you guys recommend for a standard cap rate? Does the cap rate tend to differ between office buildings, post offices, and multi families?

Hello BP,

Once I graduate college in about 6 months, I am planning on buying my first SFH or Duplex to house hack and flip at the same time. I have worked as a painting contractor for about 4 years and have basic knowledge about carpentry, landscaping, as well as some standard contractor skills.

My question to you today, is what should I look for in acquiring a home to flip ( how do I make sure its not a money pit), but also where should I focus my time, energy, and money, to maximize the profits? Should I focus on landscaping? Should I focus on making a beautiful kitchen? Any advise is helpful.

Hey guys! I'm currently thinking about expanding my research into the field of renting SFH's to college students. I know there are risks such as destruction of property, and a high turnover rate/ vacancy rate- but what do you guys think? What are some positives and negatives about renting to college students? Do the positives really outweigh the negatives? Let me know what you think. Thanks!

Hey guys! Tomorrow I am going out to look at my first potential SFH buy. I've done my research and I love the deal I think I can get. For obvious reasons before making an offer I want to see the home. Due to the fact I've never done this before however I'm not sure what kinds of questions to ask the realtor. Hey everyone! Im looking at a property that needs quite a bit of work to it. The property is assessed at 158k, on sale for 98k and I feel as though I could get it down to 90k. This property needs quite a bit of work to it. As a first time flipper, before I make an offer, how long should my remodel process take be before I put the house back on the market? Obviously the sooner the better but is there an average time frame I should be looking at?

Hey @Chris Herrera,

One of the things BP always tries to tell us is invest only in the best deals. It sounds to me like this property could easily become a hell house. If you throw a property manager on this and you are only obtaining $81 per month- you are taking huge risks for very little returns. If you incur a  huge unexpected expense (as these things sometimes happen) your property can very easily go underwater and then you will be stuck with it for a long time trying not to lose money.

I personally feel as though there are better deals out there for your money. I am interested to see what other investors have to say about this property as well.

Hey @Daniel Kenney Thank you for your input. After a lot of consideration I am going to be starting out focusing more on SFH and small multi family buildings as you had said. Once I am more financially secure I will move on to tackling bigger projects such as apartment complexes. I will check out the book you recommended and move on from there.
