Brandon, I own 2 college rentals, a SFH and a 2 FH, which i rent to 12 students total. I have been pretty lucky with the students i have had in there, owe that to my PM. Student rentals can be a good source of income, you are renting by the room, but usually a group will go in on a house. just make sure you keep track of what the school is doing. the college i invested by just changed their housing policy and require all freshman and sophomores to live in the dorms, cut a lot of off campus renters from outside housing. i still have the properties and still rent them out, i didn't tell you that to scare you, just to inform you to be aware of whats happening. I would invest in more student rentals, just not where i currently have them now. do your research on the school and the area before you invest.

Hey guys! I'm currently thinking about expanding my research into the field of renting SFH's to college students. I know there are risks such as destruction of property, and a high turnover rate/ vacancy rate- but what do you guys think? What are some positives and negatives about renting to college students? Do the positives really outweigh the negatives? Let me know what you think. Thanks!
