 Raising capital was one of my biggest hurdles too. Confidence will come as you DO. Competence = Confidence. To get competence, that requires action.  Just identify what the next step is and take it. Then figure out that next step. Over time you'll build the confidence.

 definitely. But somehow, once you get the first one out of the way, the second one comes slightly easier. At least that's what I experienced lol.

I'm not in healthcare either, and I know what you mean about not getting any younger! When I started, I also had a toddler with the second on the way. In fact our second came about 2 months after our first rental. Needless to say, 3 years later we now have a portfolio of singe families because we just got started. If my wife and I waited till we were done having kids, we would've just got started 6 months ago (our youngest is 6 months old). 

Money (or school debt) aside, when you're 80 years old will you regret starting today or regret waiting until the "right" time?

 Hey Debbie congrats and welcome to the "club"! Looks like you've got three things you're working toward at the same time - flip, rental, and agent, in the next 12 months. Not saying it's impossible, but since you're starting from scratch with all three, just be prepared for the bumpy road ahead. I work with aspiring investors and when they try to achieve multiple things at once, they usually miss their goal or are mediocre at best with what they're working toward. Here's a word of encouragement though by Henry Ford. "Whether you think you can or think you can't, you're right either way."

What's your end goal? What does it look like? You've got the pieces like you said, but if you don't know what the puzzle is supposed to look like, it'll be pretty challenging putting it all together, as you can see. And just like with tools, it's only effective when used properly and even moreso when in the hands of someone that's skilled. If you don't have the skills yet, who do you know does and/or what can you do to get those skills?

I'm an online trainer and mentor to aspiring investors and that's one of the first things we get clarity on before anything else. If you wanna talk more offline I'd be happy to help.

Just curious to hear what seasoned investors would say and what current aspiring investors are facing right now. It'll be interesting to see how similar or dissimilar responses will be, and how we can bridge the gap.

I met someone that did it and I believe he said there's a bunch of modules in it. I don't think he actually got to connect with Thach either. Fact-check that though because I haven't personally gone through it.

@Nett Victoria what type of support are you looking for and what type of investing? My group supports aspiring investors and walks them through the brrrr process. Depending on the level of support you need, there's group and 1:1 coaching.
