In this month's edition of WSMU, we get to feature Cedric Caagbay as he shares his perspective on "peaks and valleys" of real estate investing! If you haven't had the opportunity to meet Cedric yet, this would be a great time to learn from his experience and get to know him as he is the newest co-host of the meetup! He's based out of California and has a variety of experience with investing in real estate having created a cash flowing portfolio by utilizing the BRRRR method. His mission is to continuously be a better version of himself each day and to remind others of the value they bring in their individual communities.


In our Investor Spotlight segment, we get to talk with Laura Renteria! Currently, she serves in active duty with the Army in Hawaii while simultaneously investing in real estate on the side. Having been a mentee at WNN Properties for the past five months, she swiftly secured her first BRRRR property in Kansas City and is currently under contract for three duplexes. Although she is doing real estate investing on the side for now, she is soon transitioning out of the military to be a full time real estate investor.

I agree, find a coach that has what you want and is DOING what you want to do. They're promoting a skill, not a lifestyle.

The experience is very disconnected across coaches and they just show up to ask questions. No subjects, new learnings, etc. are being taught.

Systems, processes, and operations are outdated and poorly managed. With hundreds of people joining each month at $20k per person, the hundreds of millions of dollars should be invested into paying customers- not a fancy office and inexperienced staff that are probably getting paid minimum wage or low hourly rates.

There is zero accountability and ownership over major issues. For example, they let in the program essentially anyone who pays. There was someone who was let into the program who ended up scamming thousands of dollars from students because they were “making deals together.” The program is holding no accountability over this.

I really tried to embrace the experience and immerse myself in the program. But a woman’s intuition is always right and this is a money grab for them. Tresa always talks about how she doesn’t even like real estate investing. What?! Really, all of this blows my mind that a company can behave in this way and literally be making hundreds of millions of dollars per year just by fear based selling tactics. Don’t do it.


 Susan,                                                                                                                                          I am so very sorry you went through all that and gave that money to WREIN & Tress Todd.  There will always be scammers and hustlers it just makes it trickier when they wrap it up in RELIGION and very unfortunate.  But what you said didn't surprise me 1 hour into the week long $19 class I realized immediately what hucksters they all were.  Thanks for your post, more like this will prevent other's from also falling prey.  Best

 Yeah I hate hearing things like this @Carolyn Greco! It puts a bad name for those that genuinely want to support aspiring investors to start their portfolios.

Accountability and feedback are really what groups should have. Hate to say it but we turn down 80% of the people that apply for our group (WNN Properties). That also goes to say that 95% of the people in our group get results! Sorry to hear about that experience @Susan Real. Hi @Phyllis Emerson congrats on taking this toward your real estate goals. I was in your same shoes and eventually took the plunge to pay for a mentorship and get weekly 1:1 feedback and accountability. In all honesty, if how-to's were enough, we'd all be rich, skinny, and happy lol. And that's where accountability comes in and guidance from experience. If that sounds like what you need, I can recommend a great group that specifically focuses on that.

@Eric Don hey man sorry about the news of being laid off. You mentioned perspective, so it sounds like you've got a good head on your shoulders. In my perspective, you're in a great position of opportunity. "I cannot fail when I choose to learn and grow." What do you want this 400k to do for you? What kind of impact on your life is this next investment going to make? When what you want is clear, the "how" will present itself.

This is Real Estate at the Park. The meet up for out-of-state investors, both experienced and just starting out.

@Gilbert Coloma, Brandon Rabe, and Rod Baker will be hosting an in-person meet up at Waiau District Park to talk about out-of-state investing and to network with those that invest from a distance.

This meet up starts at 6PM HST and the agenda will include general introductions, breaking out into smaller groups and rotating every 15 minutes, then coming back together for anyone to share their need, lead, or good deed with the group. Open networking till 8PM HST.

 Hey Logan congrats on wanting to move in this direction. I work with a lot of aspiring investors 1:1 and the first thing we cover is creating goals on what they want to achieve and why they want to achieve that. Without this step, it'll be challenging to make any progress.
