This is Real Estate at the Park. The meet up for out-of-state investors, both experienced and just starting out.

Gilbert Coloma, Brandon Rabe, and Rod Baker Jr. will be hosting an in-person meet up at Ewa Mahiko District Park to talk about out-of-state investing and to network with those that invest from a distance.

This meet up starts at 7PM and the agenda will include general introductions, breaking out into smaller groups and rotating every 15 minutes, then coming back together for anyone to share their need, lead, or good deed with the group. Open networking to follow.

Like @Steven Foster Wilson said, find someone who has what you want or is doing what you want to do. Then figure out a way to get them to support you in your journey.

@Slim Geransar congrats on taking the leap! For me, it's been working out quite well. Now I'm expanding into other markets and asset classes.

@Iris Olivas have you done any research on what makes a "good" market to invest in? What I did was I created a criteria of what my ideal market to invest in would be, then did research to find which market(s) fit that criteria. If you get this concept down, it'll show up in other areas of investing too. Narrowing down your neighborhoods, finding a property, building a team, etc.

Honestly there's no "right" way to go about it. Just like with the agent, if you have clear communication with your private lender, you both can work together to structure a lend (or in other words create a win/win). Being scared is okay, but being stuck is not okay. Should you seek legal? Should you have a deal? Howabout, what is your private lender looking to do? What's important to them? What could you do to satisfy their fears/concerns/uncertainty, etc.

Lots of great responses here. In my personal journey, I went the mentor/coaching route and hired someone to hold me accountable to my goals. I "wasted" about 7 months trying to figure it out on my own that I needed to do something different. Outside of college or a job, I had never paid for any type of training. It definitely wasn't cheap, but absolutely worth it. I still subscribe to 1:1 coaching in other areas of my life because of it. Heck, Michel Jordan and Kobe Bryant had Tim Grover to elevate them to where they got, why won't I at least consider hiring  a coach to coach me lol. I also coach others to their first property through accountability and guidance. A the end of the day, see that whoever you choose has what you want and is doing what you want to do.

I actually invest in KC and mentor others to get their first property. One of my mentees just closed on a property in Independence the other week. My portfolio was built with the BRRRR because I had to since I had very limited capital starting off. What's your goal for the year? No matter who you choose, it's important that they have what you want and are doing what you want to do.
